School boundaries move home prices more than almost anything else in the Southeast Valley, and they’re also the thing buyers most often get wrong. This guide explains which districts serve San Tan Valley and Queen Creek, how the state grades them, which charter options are growing, and the simple step that keeps you from buying in the wrong zone.

The Short Version

  • Queen Creek Unified (QCUSD) earned an overall “A” from the state for 2024–25.
  • Higley Unified also earned an overall “A,” and Chandler Unified serves part of Queen Creek, including Casteel High School.
  • San Tan Valley is served mainly by Florence Unified (FUSD) and J.O. Combs Unified, plus a large number of charter schools.
  • Your address, not your zip code, decides your school. Always verify.

How Arizona Grades Schools

The Arizona State Board of Education issues A–F letter grades each year based on test scores, academic growth and, for high schools, graduation and college-and-career readiness.

  • For 2024–25, only about 20% of Arizona districts earned an “A.” More than half averaged a “B.”
  • New grades are typically released in the fall, so 2025–26 results may be posting soon after this article. Check the latest on azreportcards.azed.gov.
  • Letter grades are one data point. Tour the campus, ask about class sizes and talk to parents.

Queen Creek Unified School District (QCUSD)

Overall 2024–25 grade: A. Of its graded schools, 10 earned an A, four a B and one a C (the C went to Queen Creek Virtual Academy).

A-rated elementary schools (2024–25):

  • Desert Mountain
  • Faith Mather Sossaman
  • Frances Brandon-Pickett
  • Katherine Mecham Barney (inside Barney Farms)
  • Queen Creek Elementary
  • Schnepf Elementary
  • Silver Valley Elementary

A-rated secondary schools: Queen Creek High School, Eastmark High School and Newell Barney College Prep.

High schools in QCUSD:

  • Queen Creek High School (Bulldogs) — 22149 E. Ocotillo Rd.
  • Crimson High School (Rattlers) — 21942 E. Riggs Rd., opened 2022
  • Eastmark High School (Firebirds) — in the Eastmark community in Mesa

Who it fits: families buying in central and south Queen Creek master plans like Barney Farms, Harvest and Legado.

Higley & Chandler Unified (Parts of Queen Creek)

  • Higley Unified: 13 of 14 schools earned an A in 2024–25. Serves some Queen Creek addresses near the Gilbert border.
  • Chandler Unified: 31 of 44 schools earned an A. Its Queen Creek campus, Casteel High School (grades 7–12, on Power Rd), is one of the largest in the area.

If you’re shopping the western edge of Queen Creek, you may be in one of these districts rather than QCUSD.

Florence Unified School District (FUSD)

FUSD is the largest public district serving San Tan Valley. Most of its San Tan Valley schools are K–8 or K–5 campuses feeding two local high schools.

San Tan Valley high schools:

  • Poston Butte High School (Broncos) — 32375 N. Gantzel Rd., opened 2009, known for its one-to-one laptop program
  • San Tan Foothills High School (Sabercats) — 1255 W. Silverdale Rd., opened 2009, with smaller class sizes

Elementary and K–8 schools in San Tan Valley include: Anthem, Circle Cross Ranch, Copper Basin, Magma Ranch, San Tan Heights and Skyline Ranch, plus Walker Butte and San Tan Mountain middle grades.

Who it fits: buyers in Skyline Village, Wildera, Bella Vista Farms, Johnson Ranch, San Tan Heights and Copper Basin will often land in FUSD.

J.O. Combs Unified School District

J.O. Combs is a smaller district (about 3,900 students) serving north and central San Tan Valley and a sliver of eastern Queen Creek in Pinal County.

  • Combs High School (Coyotes) — 2505 E. Germann Rd., with arts, theater, orchestra and band programs
  • J.O. Combs Middle School
  • Elementary schools: Jack W. Harmon, Ellsworth, Simonton, Ranch and Combs Traditional Academy

Who it fits: families who prefer a smaller-district feel, especially in communities along Combs Rd, Ironwood Dr and Schnepf Rd.

Note on grades: Check FUSD and J.O. Combs school-by-school on azreportcards.azed.gov. Grades vary widely by campus, so a single district label doesn’t tell the whole story.

Charter Schools: A Big Part of the Picture

Charter enrollment is unusually high in this corner of the Valley. Popular options include American Leadership Academy, Legacy Traditional School and Benjamin Franklin Charter School, all with local campuses.

New: San Tan Charter School — Signal Butte Campus

  • Location: 18979 S. Signal Butte Rd., Queen Creek (near Germann Rd, in the Barney Farms area)
  • Grades: Montessori preschool through 8th grade
  • Programs: Gifted (CogAT-qualified), Mainstream and Montessori pathways
  • Cost: tuition-free for K–8; preschool and extended care are fee-based
  • Opening: slated for July 2026 for the 2026–27 school year

Charter seats fill fast. Many have lotteries and waitlists that open in the winter for the following fall.

The #1 Mistake Buyers Make

Trusting the listing or the builder brochure for school assignments. MLS school fields are entered by hand and can be wrong. Boundaries also shift as districts open new schools.

Do this instead:

  1. Get the exact property address.
  2. Use the district’s official boundary or school-locator tool, or call the district’s enrollment office.
  3. Ask your agent to write school confirmation into your due-diligence timeline.
